An escrow is a way to ensure that all sides are held accountable for their side of the deal by having a neutral third party hold and distribute the money and deeds according to the agreement between parties.
In this situation, the money and documents are placed in an escrow account, which is overseen by an escrow officer who takes a record of everything that happens during the process and keeps both the buyer and seller informed throughout. The officer makes sure that the buyer and seller both fulfill their responsibilities to each other, so that they feel safe handing over the money and deeds to their property.
